# House cleaning price calculator

Most US cleaning companies charge about $0.08 to $0.20 per square foot for a standard clean, roughly $160 to $400 for a 2,000 sq ft home. To price your own jobs, work out the cleaner-hours (about 500 sq ft an hour on a standard clean, 350 on a deep clean, 300 on a move-out), multiply by what an hour of labor costs you, and divide by the share of the price you want labor to take, often about half.

For cleaning business owners. Put in the home and your own pay rates, and get a price that covers your crew.

## House cleaning prices by square footage

Monthly visits, calculated with the defaults above: $17.07 an hour pay, 15% payroll costs, labor at 50% of the price and a $120 minimum. Weekly clients would pay about 10% less, one-time clients about 15% more. At the national median wage these prices sit at the low end of the market; companies in high-cost cities, or paying above the median, charge more.

## How the calculator works

1. **Cleaner-hours** = square feet ÷ production rate. We use 500 sq ft an hour for a standard clean, 350 for a deep clean and 300 for a move-out, from the ranges cleaning businesses report.
2. **Labor cost** = cleaner-hours × pay × (1 + payroll taxes and insurance).
3. **Price** = labor cost ÷ labor share, adjusted for how often you visit, plus extras. It never goes below your minimum charge.
4. Time on site = cleaner-hours ÷ cleaners. A bigger crew finishes sooner but costs the same cleaner-hours, so the price doesn't change.

**Our assumptions.** Visit-frequency adjustments (weekly −10%, every two weeks −5%, monthly 0, one-time +15%) and the 50% labor share are common rules of thumb from cleaning software guides, not industry standards. Change them to match your business.

## Questions about cleaning prices

How much should I charge to clean a house?

Most US cleaning companies charge about $0.08 to $0.20 per square foot for a standard clean, which is roughly $160 to $400 for a 2,000 sq ft home. To set your own price, estimate the cleaner-hours (about 500 sq ft per cleaner-hour for a standard clean), multiply by your hourly labor cost including payroll taxes, and divide by the share of the price you want labor to take, often about 50%.

How much more should a deep clean cost?

A deep clean usually costs 30% to 50% more than a standard clean of the same home, and some companies charge up to double. It takes longer: about 350 sq ft per cleaner-hour against 500 for a standard clean. Price it from the extra hours rather than a flat percentage, so the job still covers its labor.

Should I charge by the hour or a flat rate?

Most cleaning companies quote a flat price per visit and use hours only to work it out. Clients prefer knowing the price up front, and a flat rate rewards your team for getting faster. Charge hourly when you can't see the home first or the scope is unclear, and set a minimum number of hours.

How much do house cleaners get paid in the US?

The national median wage for maids and housekeeping cleaners was $17.07 an hour in the Bureau of Labor Statistics' May 2025 data. Pay varies a lot by state and city, so put your own rate into the calculator. Payroll taxes and workers' comp add roughly 15% to 20% on top.

Do recurring clients get a discount?

Usually a small one. A common pattern is about 10% off for weekly visits and 5% off every two weeks, because a home cleaned often takes less time. One-time cleans often cost more, since the first visit takes longer. There is no industry standard for these numbers, so the calculator lets you change them.

What minimum charge should a cleaning business set?

Many cleaning companies set a minimum of $100 to $150 per visit, or two to three hours of work. Below that, travel time and setup eat the margin on small jobs like studio apartments.
